RedLeaf’s home-building process is very personable. From the start, you will be working with higher management and the owner of our company, who have a combined experience of over 50 years. With our exceptional staff, we will collectively guide you through the design process to achieve many goals in building a custom home. Our attention to detail comes from understanding your lifestyle, the functionality of the home, the level of quality products, and your budget. As once stated, “The bitterness of poor quality remains long after the sweetness of low price is forgotten.” With that said, it is our goal to guide you to the best floor plan, the best products, and a lifelong relationship with your builder.

Our process is quite simple. The first initial engagement is for RedLeaf to understand your wants and needs. Once decisions are made to proceed, a Design Build Agreement will be executed to work with our lead designer to achieve the perfect floor plan. At that time, we will highlight certain specifications, and the plan will be released for the bidding process. After receiving the numbers from the contractors, a full proposal will be completed and reviewed by both parties. This agreement may need to be modified, and numbers may change, but once agreed upon, a construction contract will be prepared. Then, the clock starts ticking for the construction of your new RedLeaf home!

We do build homes on pilings and special engineered foundations when land conditions are not conducive to a standard build.

We do have a model home and numerous customer homes available to show.

We currently do not have a land inventory. See answer #9.

Every RedLeaf Home is a unique floor plan derived from each customer’s lifestyle, we do share those plans and modify them to fit new clients needs.

We do have an in-house design service.

Allowances are suggested costs for items that have not been decided on or are known as “unknown costs” until the item is either chosen or completed at the site. We often put allowances in place for wells, overall lot improvements, and finishes such as countertops, flooring, hardware, and more. This approach helps ensure that you have flexibility and control over these decisions as your project progresses.

RedLeaf always aims to assist in finding lots for our clients. We prefer to work with trusted real estate agents who have built strong relationships with our company. This way, we ensure you get the best options and a seamless experience.

At RedLeaf, we have an in-house selections specialist who will guide you through the exciting task of coordinating colors, materials, and the overall appearance of the rooms you envision. We’re here to help you bring your dream home to life, ensuring every detail reflects your unique style.

Designing a home heavily depends on your decision-making skills. This process could take a couple of months, depending on the size of the project. Once the construction of your home begins, the typical completion time for an average-sized home ranges from 12 to 14 months. We’re here to support you every step of the way to ensure a smooth and enjoyable experience.

Typically, the cost to proceed with RedLeaf starts with the initial Design Build Agreement fee, which will be applied towards the construction agreement. This agreement also requires a down payment for the overall cost of the project. We’re committed to making this process as straightforward and transparent as possible for you.

Really, any time of the year is good to build. However, some Wisconsin seasons may require additional costs for things like heated concrete, heating the house, and snow removal.
